3 - Approval of the following details shall be obtained from the local planning authority and the development shall not commence until all the stated details have been approved:
(i) details of landscaping treatment including relocation of bollards and hard and soft landscaping;
(ii) detailed of works to expose and incorporate canal basin copings into the surface treatment;
(iii) details of glazed screening and entrance to the northern gable of the cottages;
(iv) details of any external lighting including fittings and siting.

REASON: These details are not included in the application and the Council wishes to ensure that they are satisfactory.

4 - Before any development commences, samples of the facing and roofing materials to be used in the external construction of this development shall be submitted to and approved in writing by the local planning authority.

REASON: To ensure a satisfactory external appearance.

5 - The facing and roofing materials to be used in the external construction of this development shall match those of the existing building.

REASON: To ensure a satisfactory external appearance.

6 - Prior to the use of the refurbished cottages commencing all works shown on the approved plans or specified in other conditions shall be completed to the satisfaction of the local planning authority.

REASON: It is in the interests of visual amenity and the amenity of users.

7 - Working drawings of replacement sash windows, external doors and new glazed screening shall be approved by the local planning authority before work commences.

REASON: In order to ensure that these details are satisfactory.

8 - The developer shall until the completion of the development afford access at all reasonable times-to any archaeologist nominated by the local planning authority and shall allow the observation of the excavations and the recording of items of interest and finds.

REASON: In order to ensure that archaeological information revealed by the development of the site is properly recorded.

9 - The method and mix of pointing to be used shall be approved by the local planning authority through the preparation of a 1 metre x 1 metre sample panel, before general repointing takes place.

REASON: In order to ensure that these details are satisfactory.

10 - A method statement for any proposed external cleaning of the buildings shall be submitted to and approved by the local planning authority before such work commences.

REASON: It is in the interests of visual amenity and in order to protect the original fabric of the building from unnecessary damage.
